Frequently asked questions
Do I still own my home?
Yes. With a reverse mortgage you keep the title and remain the homeowner. You’re responsible for property taxes, insurance, and maintenance, and for keeping it as your primary residence.
Do I have to make monthly payments?
You are not required to make monthly mortgage payments. The loan balance (plus interest and fees) is repaid when the last borrower permanently leaves the home — typically from the sale of the home.
Who qualifies?
Generally homeowners age 62 or older with significant equity in a home they occupy as their primary residence. HECM programs require independent HUD-approved counseling.
Will my heirs be responsible?
HECM reverse mortgages are non-recourse: neither you nor your heirs owe more than the home’s value at repayment. Your heirs can repay the balance to keep the home or sell it.
Is the money taxable?
Reverse mortgage proceeds are generally not considered taxable income, but everyone’s situation differs — consult a tax advisor. (*Not tax advice.)
